The Leawood Board of Zoning Appeals on Monday approved an exception allowing a 6-foot wood privacy fence to be placed 12 feet from the rear property line at 3904 West 128th Street, a through lot that backs onto 127th Street.
The applicant, Kara Sherwood, told the board she bought the house last October and needs the fence because “we have a little dog who does not respond well to the invisible fencing.” Sherwood also said she plans to install a pool in the future and that placing the fence at the build line would interfere with existing landscaping.
City staff told the board the proposed placement requires an 18-foot exception to the build line. Board members discussed whether the change would affect adjoining properties or visibility from the arterial; one member praised the home’s landscaping but moved to approve the exception, acknowledging reluctance only that it might block the public’s view of the landscaping.
The board voted by voice and approved the placement exception; staff said the applicant would be notified in writing.
The decision addresses the placement only; Sherwood subsequently requested and received a separate approval for fence height during the same meeting.
