Under the concepts presented, Area 4 — currently entitled for single‑family housing — would be redesignated from low‑density residential to parks and open space, producing roughly a 40% increase in on‑site open space (described in the presentation as a little under 25 acres). Spaeth said the plan would also remove an existing allowance for a five‑story hotel and reduce building heights across the site.
