The council unanimously approved first readings of two companion ordinances that finalize land‑use and zoning changes for a 16‑parcel enclave along Chickasaw Road following a recent annexation.
Assistant Director of Development and Neighborhood Services (Mister Galliard) explained that the ordinances — Ordinance 2025‑12 (future land use map amendment) and Ordinance 2025‑13 (rezoning) — affect approximately 9.7541 acres and transition those parcels from Palm Beach County low‑residential designations to the City of Greenacres’s low residential (RL‑3) category. He said the parcels are developed with single‑family homes and that any future requests for changes would require separate site plan review and code conformance.
Galliard said the annexation was approved unanimously by the Board of County Commissioners on 07/08/2025 and that the city sent required notices to neighboring properties and the 16 parcel owners. Councilmembers asked about resident opposition; staff said the process was completed under an interlocal agreement and legal sufficiency review and that no pending disputes were known.
Motions to approve both ordinances on first reading passed unanimously: Ordinance 2025‑12 (motion by Councilwoman Dugo, second by Deputy Mayor Diaz) and Ordinance 2025‑13 (motion by Mr. Tharpe, second by Mr. Noble). The ordinances will return for required transmittal steps and subsequent readings per state and local processes.
