The Town of Southwest Ranches council on Aug. 16 approved two plats that will create seven new single‑family home lots in the town.
Planning staff described MP Holdings (PL7025) as a division of about 4.6 gross acres into two buildable single‑family parcels, including vacating an internal 15‑foot right‑of‑way that serves no purpose after platting. Staff recommended approval. The resolution authorizes the mayor, town administrator and town attorney to execute documents to effectuate the plat. Council opened and closed public comment with no speakers, then approved the plat on a roll‑call vote.
The council next approved Fernandez Villas (PL6424), a plat to create five single‑family lots on approximately 10.4 acres near Southwest 178th Avenue and Sterling Road. Staff said the property contains existing improvements and recommended three conditions: removal or relocation of a storage building on future Lot 3 prior to issuance of any building or engineering permits for the plat; obtaining required permits and a procedural timeline so a detached garage on Lot 1 is either converted into a lawful principal residence or replaced before vertical construction permits are issued for other lots; and recording a shared‑driveway maintenance agreement in the Broward County records in a form approved by the town attorney. The applicant’s representative confirmed the owner and family accept and will comply with the conditions. Residents asked about drainage and traffic; staff and the applicant said the drainage district had required surface‑water management areas and the plat shows how runoff will be handled.
Both plats passed by voice and roll calls recorded in the meeting minutes. The council’s actions authorize town officials to execute instruments necessary to record and implement the plats.
What's next: The MP Holdings vacation of the platted right‑of‑way will be finalized when the county approves the plat recording; Fernandez Villas must satisfy the listed conditions before the town issues building or engineering permits for vertical construction.
