Gaston County approves multiple rezoning requests, a zoning text change and a $27M incentive for Project Nexus

The Gaston County Board of Commissioners on Aug. 27 approved several land-use changes and an economic incentive the county’s economic development staff said could draw large industrial users to the county.
Planning staff summarized three public hearings the board took up: a rehearing on a rezoning request for parcel ID 166759, a rezoning at 110 Rayfield Drive (REZ-24-06-17-00184) and a rezoning at 220 Brentwood Lane (REZ-24-06-29-008). Planner Jamie Kimberilou told the board the planning board unanimously recommended approval of each request and staff found the proposals consistent with the county’s comprehensive land use plan in each case.
Lehi Hahn, the applicant for 110 Rayfield Drive, said the 0.96-acre vacant lot would be rezoned so his family could place a new double-wide home for his son and future wife. The commission voted to approve that rezoning by unanimous vote.
Payton Wiggins, planner, described the REZ-24-06-29-008 application for a 1.74-acre parcel at 220 Brentwood Lane in Stanley; applicant Amanda Belmore said the lot’s house burned in October 2023 and the family seeks to replace a dwelling so her 82-year-old father has a safe place to live. The board approved that rezoning unanimously.
The board also approved a text amendment to the Unified Development Ordinance (Text 24042600012) affecting chapters 5 and 13. Jamie Kimberilou said the amendment would change how the county determines intervals between streetlights in subdivisions and allow an administrator, in coordination with public safety officials, to require additional lighting for safety. The planning board unanimously recommended the staff-recommended text as amended and the commission approved it.
Economic development staff presented Project Nexus, a developer plan to build a 170,000-square-foot shell building in Gastonia on Cox Road near the rail line. Alicia Summey, EDC assistant director, said the project represents an estimated $27,000,000 capital investment and would expand the county’s available single-tenant industrial space. The board approved a Level 2 incentive grant for the project; Summey said the city of Gastonia will consider the request next week.
Routine business on the consent agenda — including acceptance of a parcel related to the Martin Luther King monument and a slate of board appointments — passed with unanimous support. The board set its next combined work session and regular meeting for Sept. 19.
What’s next: Approved rezoning ordinances and the text amendment take effect under the county’s normal adoption procedures; Project Nexus will next appear before the Gastonia city council as part of the local incentive process.
