Owner told to seek permits or remove two unpermitted gazebos; compliance set for Sept. 16

Xavier Morales, the city’s code compliance coordinator, said both roof structures were built without a City of Greenacres permit and that planning staff had indicated one detached structure might be too close to the property boundary to be permitted. "Both structures need a permit, and as of today, no permit has been applied for," Morales said.
Property owner Louis Rico told the hearing he built the structures with friends and said he has “no issues trying to pull a permit for them.” Rico asked whether an earlier fence encroachment would affect the review; the magistrate said the city's building and zoning reviewers would determine zoning compliance during permit review.
The magistrate discussed realistic timelines with city staff and the respondent, and acknowledged that, if a permit is denied, removal could be required; to allow time for review and any necessary follow-up, he set a 90‑day deadline (Sept. 16) with the $50/day fines to begin if compliance is not achieved.
City staff advised the owner to apply for necessary permits and to contact the city if more time is required while pursuing legitimate permitting steps.
