At its Feb. 11 meeting the Denton Planning and Zoning Commission recorded the following formal outcomes (all votes were 7-0 unless otherwise noted):
- Approval: FR250019 (final replat for HEB site). Motion by Commissioner Catcher; second by Commissioner Garland. Staff presented a traffic impact analysis noting mitigations approved in an October 2025 TIA, including a traffic signal at the east driveway on US 380 and new deceleration lanes on Bonnie Brae.
- Approval: ZCP25-38 (Crunch Fitness zoning compliance plan). Motion by Commissioner McDuff; second by Commissioner Riggs. The plan includes a one‑story, ~26,000‑sq.‑ft. fitness center, an outdoor recreation area, 240 parking spaces, and a public restroom to be constructed by the developer and dedicated to the Parks Department.
- Extension granted (date certain Feb. 25, 2026): PP25D (Roselawn Meadows preliminary plat). Motion to accept the requested extension by Commissioner Dyer; second by Commissioner Garland.
- Extension granted (date certain Feb. 25, 2026): 4DFP26-1 (final plat in Denton ETJ). Motion by Commissioner Riggs; second by Commissioner McDuff.
- Approval: S25-14 (specific use permit for outdoor storage accessory to a concrete batch plant). Motion by Commissioner McDuff; second by Commissioner Riggs. Staff said the existing concrete operation dates to 1991 and was characterized in staff presentation as a legally nonconforming, high‑impact manufacturing use; staff recommended approval with standard administrative conditions.
Procedural note: the commission also postponed Z25-25 to the Feb. 25 meeting at the applicant’s request and approved the Jan. 14 meeting minutes.
Why it matters: These votes advance several development projects, roadside mitigations and land‑use approvals that will affect traffic, parks connectivity and future development in Denton’s Razor Ranch and other areas.
