Bluff officials propose eliminating duplicative land‑use clearance to cut a $200 fee

Erin Nelson, who introduced the item, told attendees the original land‑use clearance was created when San Juan County handled building permits and that many of the questions on the clearance form are now covered by Bluff's building permit process. "The land use clearance process has become duplicative now that we have a building department," Nelson said, and removing it would lower fees by roughly $200 per applicant.
Council members described the change as largely administrative and welcomed public input before the Nov. 7 written‑comment deadline. No formal vote or adoption occurred during the hearing; staff directed residents to the town website for the ordinance text and to submit written comments by 5 p.m. on Friday, Nov. 7.
The hearing record shows the change is contingent on final review and any necessary coordination with county records and the building department to ensure no permitting gaps are created. The council did not take formal action on the ordinance at the meeting.
