Sedona City Council voted to approve a minor community plan amendment and zone change (case PZ25‑00005) for the property at 110 Oak Creek Boulevard, redesignating the parcel from single‑family medium density to mixed use and changing zoning from Special Use to M1 (mixed‑use neighborhood).
Assistant planner Alex Ortega described the site’s history as a legal nonconforming jewelry‑casting business and explained that the proposed M1 zoning would permit limited commercial uses while enabling possible small residential units. Planning & Zoning unanimously recommended approval and staff reported two public comments had been received (one about short‑term rental concerns and one in support).
Applicant Paul Kaiser, who owns the property, told the council he had no intention of using the site for short‑term rentals and that the owners would include deed restrictions; he noted past investments to bring the building into compliance with Sedona standards. Councilors moved and seconded the resolution and ordinance, and both measures passed on voice vote.
Next steps: Conditions of approval and any deed restrictions will be finalized as part of permit and recordation processes.
