The Kenai Peninsula Borough Plat Committee voted Jan. 5, 2026 to grant preliminary approval to the Trident Meadows preliminary plat (KPV file 2025-180) and to approve a related exception to lot-dimension requirements.
Staff presented the proposal to subdivide a 25.22-acre parcel into three parcels ranging from about 7.123 to 8 acres with legal access from the Sterling Highway near Mile Post 125. Staff noted an Alaska Department of Transportation comment requesting that a note be added indicating a single shared access to the Sterling Highway for the three lots; staff recommended adding the note per DOT’s request. Homer Electric Association (HEA) requested a note and a 30-foot easement centered on an existing overhead primary line; staff included that comment in the packet.
Staff also described a requested exception to the borough lot-dimension standard (recorded in the transcript as KPV 20.30.190) because steep bluff conditions limit typical lot proportions. Staff reviewed supporting findings and recommended granting the exception and the preliminary plat subject to staff recommendations and KPB code compliance.
There was no public testimony. A commissioner moved to grant preliminary approval adopting and incorporating the staff report; the committee then separately moved to grant the lot-dimension exception and voted. The clerk recorded the outcome as "Motion passes." Both the exception and the preliminary approval were approved by the committee.
Next steps include incorporating the required notes (DOT shared-access and HEA easement) on the final plat and complying with any additional staff conditions before final plat approval.
