Town council approves outdoor dining at Adrian Fish Market with parking easement condition

The Town of Southwest Ranches on Jan. 28 approved a site‑plan modification permitting outdoor dining at Adrian Fish Market & Restaurant, 6670 Dykes Road.

Town planning staff presented the request as a small seating area of roughly 451 square feet between the building and sidewalk. The applicant said the plan would include up to four tables and umbrellas, not a canopy.

Staff recommended approval with three conditions: the property owner must record, prior to issuance of town permits, a parking easement with Lowe’s that secures at least 10 adjacent parking spaces; the outdoor seating’s operation must remain contingent on that easement and be removed immediately if it terminates (with the approved area restored to sodded, irrigated condition within 24 months if alternate off‑site parking is not secured under the ULDC); and bollards must be installed between the parking spaces and the seating area, subject to staff approval, as a safety measure.

Applicant Adrian Benitez, who identified himself at the podium as the restaurant owner, told the council he agreed with staff conditions. There was no public opposition during the item’s public‑comment period.

Councilmember motioned to approve the resolution adopting the final order and authorizing town officials to execute any necessary documents; another councilmember seconded. The clerk called the roll and all five members voted yes. The motion passed.

Next steps: the applicant must execute and record the off‑site parking easement and obtain any required town permits before constructing the outdoor seating.
