The Newport Historic District Commission met Feb. 10 and took a series of routine and substantive actions across multiple historic‑property applications.
Key approvals and formal actions - The Jan. 13, 2026 minutes and staff findings of fact for the meeting packet were accepted by voice vote. - Summary approvals were granted for two applications identified by staff as complete: 32 Clark Street (Plat 24 Lot 085) and 146 Brenton Road (Plat 43 Lot 064). Staff cited the applicable Newport standards when asking the commission to accept the staff recommendations. - The commission extended the certificate of appropriateness for 61–63 K Street (Plat 22 Lot 003) to allow a previously approved rear addition to proceed through permitting. - The commission approved the new‑construction application for 11 Brenton Road (Plat 41 Lot 416) after the applicant revised the design to a Dutch‑colonial approach following two design‑review committee meetings. - For 27–31½ Franklin Street the commission split the application: it approved the bulkhead update, chimney reconstruction using salvaged bricks and allowed HVAC (with screening review) as the first part, and continued the remainder (rear dormer, major window changes, front door enlargement, signage) to the March 10 meeting with direction to submit an updated window evaluation and revised elevations. - A design amendment for 160 Webster Street (noncontributing) to replace an aluminum overhead door with a carriage‑style door was approved after the applicant removed divided lights from the top panels per commission suggestion. - At 16 Clark Street (contributing historic inn) the commission approved deck and railing repairs with conditions: the applicant will pursue a variance to retain the historic 30‑inch balustrade assembly where possible, restore original posts and balusters as available, replace decking with mahogany, and install tongue‑and‑groove paneling in place of existing lattice. - The commission approved a large rehabilitation at 11 Gurney Court (contributing) on the condition that a newly added chimney be differentiated from the original chimney and that the front entrance be a single half‑light door with sidelights rather than full‑light patio doors.
Elections and next steps The commission nominated and confirmed Diana Amarillo as chair, James Madsen as vice chair and Kelly Moran as secretary for 2026; Brooke Richter was confirmed as a full member. Several applications were continued with explicit action items for applicants (notably updated window evaluations and revised scaled elevations). The Franklin Street items will return on March 10, 2026.
