The West Valley City Council on Aug. 26 denied ordinance 25-25, an appeal by Valor Properties seeking a rezoning for two parcels at 2342 South 5600 West to permit a mechanic shop and outdoor storage.
Owner Jose Luna explained the property’s condition and context: the parcels total about 0.46 acres (roughly 13,500 square feet) with a pending boundary dispute on one lot, and the owners said they hoped to give the site a facelift and reuse existing buildings rather than undertake major redevelopment. Luna said the property had been used as a storage yard for years and that neighbors include a new Maverik and a junkyard/auto shop.
Council members discussed whether to uphold the planning commission’s decision; one council member moved to deny the appeal and another seconded. The motion to deny ordinance 25-25 passed by majority roll call.
What’s next: With the denial, the applicant’s current zoning remains in place. The owners may pursue other options consistent with existing zoning or file a new application addressing the planning commission’s reasons for denial.
