Staff presented SUP26010002 for a truck and heavy‑equipment repair use in a suite the applicant already occupies near High Prairie Road and recommended approval with three standard automotive conditions: obtain certificate of occupancy and an auto‑related business permit, provide proof of garbage services, and comply with Chapter 13 nuisance regulations. The applicant’s representative, Rafael Babajano, said the area historically hosts truck‑related businesses and described the tenant as a long‑standing commercial operator. Commissioner John Federico moved to approve SUP26010002 as recommended; the motion passed unanimously.
For SUP26‑01‑0001, staff said the proposed convenience store would occupy 1,500 square feet at 615 Small Hill, meet parking requirements and operate Monday–Sunday from 7 a.m. to 11 p.m. The applicant, identified in the hearing as Sophia Wiz Ali, told commissioners she chose the location for safety and ease of operation; staff recommended approval with conditions that prohibit indoor smoking, eight‑line gaming machines and outside storage. Commissioner Jamie Mendez Adakari moved to close the public hearing and approve the item per Development Review Committee recommendations; the motion passed unanimously.
On SUP25‑12‑0045, staff explained that adding check‑cashing services to a Western Union at 817 West Pioneer Parkway triggers three UDC exceptions (proximity to another check‑cashing business, proximity to residential uses, and inclusion in an overlay district). Staff noted 53 notices were mailed and one was returned in opposition. Western Union’s representative, Jennifer Gure, described security measures including smart safes and interior/exterior cameras and said the company intends to offer low check‑cashing fees. Staff recommended approval subject to conditions including an operational plan and a monthly audit limit — no more than 100 checks per month as determined by the city finance director or designee. The commission approved the item unanimously.
All three approvals included the staff‑recommended conditions recorded in the public packet. The commission recorded each vote and will include the approvals in the staff record sent to city council and the permitting office so applicants can obtain required certificates and permits.
Items that were approved on Jan. 13 will move to the permitting phase; applicants remain responsible for obtaining any additional licenses or approvals (for example, alcohol sales would require TABC approval and separate city review).
