Zoning board approves side-yard setback variance to finish deck at Rock Creek Drive

The Grand Prairie Zoning Board of Adjustments voted unanimously on Feb. 16 to approve a variance that reduces the required side-yard setback from 8 feet to 5 feet at 2109 Rock Creek Drive so a 646-square-foot attached deck can be completed.
Planning staff told the board the deck was a partially existing structure and that the applicant revised the site plan to “reduce the extent of the requested variance and eliminate the lower level stairs, thereby minimizing the encroachment.” Staff stated, “Staff does not object to ZBA 25‑12‑0073 as requested.”
Jason Winkle, a subcontractor on the project, told the board the homeowner is a 100% disabled veteran and that the revised design will move the fabricated decking back about “4 to 5 feet” from the property line. Winkle said the proposed privacy screen would be roughly seven feet tall above the deck and that the adjacent lot is vacant.
Resident Barry Sanders, who lives across Johnson Creek, urged the board to approve the request, saying the modification “totally fits the neighborhood” and noting the neighboring lot is wooded and unlikely to be developed.
The chair closed public comment and the board moved to approve the case. The motion carried by voice vote, 9–0.
What happens next: the applicant must complete required building‑permit submittals and inspections; staff noted a building permit for completion has been submitted and inspections will confirm compliance with mechanical, electrical and plumbing code requirements.
