Gas station/convenience store at Double Oak and SH‑360 re‑noticed after apparent approval

The Planning and Zoning Commission heard a staff presentation and applicant remarks on a proposed convenience store with fuel sales at the corner of Double Oak and State Highway 360 (SUP25090034) during its Nov. 11 meeting.
Staff described the site plan, said the proposal meets dimensional and landscape standards, and reported that 29 notices were sent with one returned in favor. Staff also warned that any on‑site alcohol sales would require a TABC permit and must meet the 300-foot buffer requirement from schools when applying for a permit.
Applicant Nathan Dietrich said the team had worked with staff for about six months and engaged the Greenway Trails homeowners association and Councilman Kurt Johnson. “We’ve been working with staff for approximately 6 months, and we wanted to come before you and get this completely right the first time,” Dietrich said.
A motion to close the public hearing and approve the SUP per DRC recommendations was made and the commission appeared to vote in favor. Immediately afterward, however, staff announced that the item must be re-noticed and that no action was required at this meeting; staff said the item will be scheduled for the Dec. 9 P&Z meeting and then to city council on Dec. 16.
Because staff determined re-notification is required, the commission did not record a final approval and the project remains pending further notice and review.
