Rio Rancho planning board approves variance and Broadmoor plat amendment; consent calendar passes

Planner Tim Dvorak presented Item 4, a variance request for a 50-foot-wide lot at 425 Northern Boulevard NE (Rio Rancho Estates Unit 12 Block B Lot 61). He said the lot is an irregular, narrow parcel and staff recommended a variance from the R-1 60-foot minimum lot width so the owner could place a manufactured home and detached garage. No members of the public spoke for or against the variance and the board approved the motion on roll call.
Planner Chris Benson presented Item 6, a preliminary plat amendment for Broadmoor Heights Unit 4 that will retain the original lot count (53 residential lots and three tracts) while deepening Lots 24 through 34 and clarifying several easement locations, including a fire access easement. Staff recommended approval with findings and conditions; the applicant’s agent, Yolanda Moyer, affirmed the applicant stands by staff comments. No public opposition was recorded and the board approved the amendment.
The board also approved the consent calendar earlier in the meeting, after a motion, a second and roll-call votes. The meeting concluded with no speakers at the public forum and an adjournment motion.
