The planning board voted Oct. 22 to forward changes to the subdivision and land-development fee schedule to a public hearing.
Planning staff said the proposed amendments reflect recent revisions to the Rhode Island General Laws and add a per-unit fee for residential development and a per-1,000-square-foot fee for nonresidential projects. "This accommodates minor land developments and adds in a per-unit fee," Stephanie said, explaining the change acknowledges state law updates on the number of lots in a minor subdivision.
Board members questioned whether the fee structure takes the higher of a unit-based fee or a square-foot calculation when a project includes both residential units and commercial square footage; staff clarified that residential projects are assessed $25 per residential unit while commercial proposals are assessed $25 per 1,000 square feet of nonresidential space, and that the two formulas apply to different project types and stages.
A motion to send the updated fee schedule to a public hearing passed unanimously. The board suggested clarifying language ("per residential unit") to reduce future confusion before the public hearing.
