The Planning and Zoning Commission approved a specific-use permit (SUP) to allow light industrial and office-warehouse uses on a Cameron Road parcel located in the SH 130 Commerce Park area.
City staff (speaker 4) reviewed the SUP application, noted the parcel was previously annexed and rezoned and that a similar SUP had been recommended by the commission earlier but denied by city council over building-materials concerns. Staff said it had since worked with the applicant on an agreement addressing appearance and screening and recommended approval with conditions restricting outdoor storage and requiring screening of service courts.
Felipe Castillo (speaker 11), who said his firm is the local developer and owns the parcel, thanked staff for getting the item back on the agenda. Ethan Harmel (speaker 7) of Kimberly Horn and Associates described a three-building concept constrained by two large easements, some topography and floodplain, and said the architecture had been refined (enhanced glazing, varied materials and articulation) to respond to council feedback.
Commissioner (speaker 3) moved to approve the SUP with staff conditions; the motion was seconded by speaker 12 and passed by voice vote. The commission recorded no public commenters for this item during the hearing.
