Plan Commission approves two-lot subdivision at 14800 108th Avenue

The Orland Park Plan Commission on March 3 approved a plot of subdivision for property at 14800 108th Avenue, concluding a public hearing on case 2025-0947.
Attorney Jim O'Gain, speaking for the applicant, told the commission the owner intends to split the existing parcel into two lots, with Lot 1 roughly 2.3 acres containing the existing single-family residence and Lot 2 about 1.3 acres remaining vacant. "My client currently owns a lot on 108th Avenue that's approximately 2.3 acres in size in the E-1 residential zoning district," O'Gain said, describing the proposal as "pretty straightforward." He said the project would remove the driveway onto 108th Avenue and reroute access to Crystal Metal Court; the estimated cost to remove the 108th Avenue access was about $6,500.
Staff recommended approval and explained that the proposed lots meet minimum lot-size and setback requirements for the E-1 zoning district and that any future development would proceed through the established development review process. Staff cited land development code section 6-402(f), which prohibits vehicular access onto major collectors from double-frontage lots, as a reason the driveway removal and reroute are appropriate.
Commissioner discussion was brief. Commissioner Paul moved to approve the staff recommendation and Commissioner Fenton seconded; the chair called for the question and the commission voted in favor. The public hearing was then closed.
The commission's approval permits the property owner to record the subdivision and pursue future development on each lot under Orland Park's standard review processes. The staff report dated Feb. 24, 2026 was entered into the record and contains additional conditions and findings of fact that the commission relied on in voting to approve the plot of subdivision.
