Rio Rancho planning board approves Mountain Hawk 40 Phase 3 final plat

The Rio Rancho Planning and Zoning Board voted to approve the final plat for Mountain Hawk 40 Phase 3, which will create five single-family lots and one tract within the MH 40A Block 1 Tract G subdivision.
Tim Dvorak, a city planner, told the board the original preliminary plat was approved March 9, 2021, and Phase 2 final plat was approved July 26, 2022. He said Tract G comprises the entirety of Phase 3 and that Tract 30A, a public park required under the development agreement, remains under construction. Staff recommended approval with findings and a condition that Track 30A’s construction be completed “as close to recording of the plat as feasible.”
Brian Adagun, representing Mountain Park Development Company, said the project is progressing and that the applicant is coordinating with city staff; he told the board he had reviewed staff comments and was available to answer questions.
No members of the public spoke for or against the item. After a motion and second, the board called the roll and approved the final plat.
The approval allows the developer to record the plat subject to standard findings and the condition on park construction. The board did not elaborate additional modifications to the development agreement at the meeting. The applicant and staff indicated they will continue to coordinate on the park’s construction timetable.
