Aventura commission approves conditional use, variances for proposed KLA Academy campus

The Aventura City Commission voted unanimously on March 3 to approve conditional-use and variance requests for the proposed KLA Academy campus at the 28th Avenue/Northeast 208th Terrace site.
Community Development Director Kevin told the Local Planning Agency and commission that staff’s analysis found the project meets the ordinance criteria and recommended approval. Kevin said the site is a long, narrow parcel just west of Biscayne Boulevard and that the application’s requested allowances are driven by that historic lot pattern.
The approvals allow a floor-area ratio (FAR) of 2.57 where the zoning code caps FAR at 0.95 and permit lot coverage of 73% where the code allows 40%. Commissioners also approved variances to permit 8-foot setbacks for the first two stories where greater setbacks are typical and a minimum landscape/open-space percentage of 30% versus the 33% normally required.
Counsel for the applicant said the team had previously presented design details and asked the commission to adopt staff’s incorporated LPA report into the record. A representative for neighboring landowners told the commission they support the school and the variances, saying the project would help build the fabric of that neighborhood.
Mayor Howard Weinberg called the motions; Commissioner Freeland moved to adopt the resolution and Vice Mayor Bloom seconded. After no public opposition and no further questions from commissioners, roll call confirmed unanimous approval.
The commission also incorporated the applicant’s and staff’s LPA presentations into the record and noted that future site-plan approvals may require additional coordination and possible road dedications to realize mobility improvements in the area.
Next steps: the approvals allow the project to proceed to subsequent site-plan and permitting steps; staff said additional administrative or quasi-judicial reviews may be required as design details are refined.
