Arlington planning panel approves rezone at 2015 Lloyd Drive to allow single-family home

The City of Arlington Planning and Zoning Commission voted 8–0 on Feb. 5 to approve ZA24-10, a rezoning request for a 0.172-acre parcel at 2015 Lloyd Drive that will allow one single-family home.
Staff planner Alex Van Amberg told commissioners the lot does not meet the dimension requirements of the Residential Estate (RE) district and recommended changing the zoning to RS-5 to meet Unified Development Code standards. "The lot does not meet the dimension requirements of the RE District, and it will need to be replatted," Van Amberg said.
Applicant agent Jennievette Guzman told the commission she represents the owner and that the project will create construction jobs and generate increased tax revenue for the city. "The main objective of the zoning change is to develop and build a single-family home," Guzman said. She said the design will blend with the surrounding 1970s-era neighborhood and that utilities will be coordinated with the city.
Commissioners asked a few procedural and design questions; no letters of support or opposition had been received, staff reported. Commissioner Payne moved to approve the rezoning; Commissioner Greer seconded and the motion passed 8–0.
The approval allows the applicant to replat the lot and proceed with site development under RS-5 standards. The commission did not specify additional stipulations beyond standard replatting and UDC compliance.
