Nikki Moore, agent for the applicant, described the one‑story, roughly 1,700‑square‑foot brick building with three drive‑through bays and a shared parking agreement with adjacent Dino’s restaurant. Staff noted the project meets UDC landscape requirements and exceeds shrub requirements along East Arkansas; they also recommended removing existing pole signs and coordinating monument‑style signage that complements the International Corridor aesthetic.
Commissioners praised the redevelopment for activating a hard corner and supporting corridor goals. Commissioner Blake added a motion to approve including staff considerations and continued engagement with the International Corridor group; commissioners approved the motion 7–0 with one abstention. Staff will finalize landscaping, monument signage and circulation details during engineering review and permit processing.
