Commission approves BMW dealership plan at 4300 New York Ave with design guidance

The Planning and Zoning Commission approved PD25‑3 on Wednesday to allow Group 1 Realty to develop a new ~80,000‑square‑foot masonry BMW dealership and service facility at 4300 New York Avenue.
Kevin Charles, principal planner, said the plan development request is consistent with surrounding community commercial uses and highlighted the applicant’s proposal to plant 127 trees along the western buffer in lieu of a masonry screen wall where a 75‑foot utility easement precludes construction. Nikki Moore of MMA, the applicant’s agent, said the design follows BMW’s corporate prototype with a masonry and glass showroom, rear service area and hail‑protected inventory parking.
Commissioners and the applicant discussed staff’s recommendation to add vertical articulation and streetscape details on the North Street elevation to improve visual interest. Brad Johnson, on behalf of the applicant, said some additional articulation could be added on secondary elevations while retaining the brand’s clean lines on the primary façade.
With no public opposition and staff available to finalize technical details, the commission approved the request with a vote of 7–0 and one abstention. The approval included direction to coordinate additional articulation on the North Street elevation and to finalize buffer/tree plans with staff.
