Commissioners approve exceptional variance for 16‑home Redbarn Road plan, postpone Pea Ridge rezoning

The Cherokee County Board of Commissioners on Feb. 17 approved an exceptional variance and an alternate tree plan for a Linwood Group LLC project on Redbarn Road, permitting a 1.3‑acre parcel to be developed as a cluster of 16 cottage‑style homes with a parking court and a stormwater facility.
Planning staff described two concurrent requests: (1) an exceptional variance to waive certain neighborhood‑center requirements because of the parcel’s small size and (2) a concurrent variance to allow an alternative tree plan ordinarily available only to parcels of 20 acres or greater. The applicant proffered four conditions: development generally in accordance with the site plan, specified home designs, establishment of covenants and an HOA with a cap on rentals (no more than three of 16 homes to be rented), and the described alternative tree plan.
Commissioner Ragsdale moved to approve the exceptional variance and the alternate tree plan with the four conditions; Commissioner Carter seconded. The chair called the question and the motion carried unanimously.
Separately, the board considered a board‑initiated rezoning for Pea Ridge Land Investments and, on motion by Commissioner Cagle and a second from Commissioner Wetherby, postponed action for two weeks to the board’s next meeting so staff and the board could continue review.
Both items were taken during the Planning and Zoning portion of the agenda; the Redbarn Road approval included specific conditions proffered by the applicant and recorded in the file.
