Staff read findings that the application is complete, consistent with state and local regulations, and that the Zoning Board of Adjustment previously granted a minimum‑lot‑size variance on Oct. 20, 2025. The board also noted the Technical Review Committee reviewed the plans on Feb. 17, 2026 and that TRC comments are incorporated into the recommended conditions.
Conditions of approval include revising and resubmitting plans to show existing conditions and utilities, providing all easement language for utility easements for planning department approval prior to recording at the Belknap County registry of deeds, and submitting four final Mylar plan sets at the applicant’s expense. Staff said all required permits and approvals must be in place before the final Mylar is signed and recorded. The approval must be implemented and all associated conditions completed by March 3, 2032, or else the approval will be null and void unless an extension is filed and granted.
The board granted a waiver under subdivision regulation 6.1 for lot‑line geometry because the proximity of existing buildings prevents right angles. The motion to approve the application with the staff report’s findings and conditions was moved and seconded and carried by vote.
Next steps: the applicant must supply revised plans and easement language to planning staff and record the approved Mylar at the Belknap County registry of deeds once conditions are met.
