Staff said the property at 2874 Rock Quarry Circle is currently zoned residential single and that the Planning Commission recommended approval. Gallup told the board the office has passed inspections and that he has pulled septic and building permits, architectural plans and begun excavation. "I have pulled a building permit. I have, pulled the building architecture plans from the architect, and we start excavation as far as the ground as well," he said, describing readiness to begin operations and a target start date around Jan. 1.
The board approved both the conditional use permit and the 12‑month variance that allows the home‑based business to operate prior to placement of the principal use, with staff and the county attorney recommending the 12‑month conditional approval to allow permitting and inspection processes to proceed and for a follow‑up at the 12‑month mark.
The approval is contingent on Planning Commission recommendations and the county will review the permit at the end of the 12‑month period to determine potential renewal.
Next steps: Gallup must complete the permitting and inspection process; county staff will follow up at the 12‑month review point.
