The board approved an amendment for 11 Joan Street (Edwin and Mary Jo Mankie) to install HVAC units largely hidden from public view, after Warren Smith (architect) explained the proposed locations and updated drawings. The board adopted an approval resolution with the standard condition that plans submitted to the building department match those approved by the board.
The board also approved the application from Ethan Smith and Monica Ramos for 608 River Road, finding the proposed interior renovations, window replacements and relocated condenser consistent with chapter 125 zoning objectives. Planning staff was authorized to issue the approval resolution and inform the applicants of next steps and permitting requirements.
Other items were continued: a proposal at 531 Old River Road (Justin McCloud / Mel Myers) was continued after board members said some revised materials had not been circulated; Sharon Prince's Acrebrook Road application and the large Willow Road submission were also continued to allow additional engineering information or state agency input.
What happens next: planning staff will circulate approval resolutions to the successful applicants and recirculate revised plans for the continued items. The board emphasized that building‑department permits must match the approved plan sets.
