Planning commission recommends rezoning 519 West Main Street for commercial RV storage

Staff told commissioners the property sits between residential areas and mixed commercial‑residential uses along Main Street and that the proposed rezone is consistent with the city’s general plan and future land‑use map. During the public hearing no written or online comments had been submitted, and no members of the public besides the applicant spoke.
Applicant Shelton Ross told the commission the planned use is RV storage: “RV storage for rent,” he said, adding the lot would be open‑air storage with no on‑site living and an expected capacity of “probably about 75.” Ross said he will apply separately for a conditional use permit and submit a site plan showing parking dimensions and turning aisles.
Commissioners asked staff and the applicant about buffering, whether storage would be covered or open, and potential traffic impacts. Staff said specific buffering and parking dimensions will be reviewed as part of the conditional use and site‑plan process if the rezone is approved.
After questions and brief discussion, a commissioner moved to recommend the rezone based on the findings in the staff report; the motion was seconded and carried by voice vote.
The commission’s recommendation will be transmitted to the Grantsville City Council for final action; staff and the applicant will return later with the conditional use permit application and site plan if the council approves the rezoning.
