The City of Southaven approved a revision to the Desoto Central planned unit development that replaces an earlier proposal for 15 single-family cottages with 26 townhome-style units on a 7.95-acre parcel identified as Lot 5 in the Provost/Deer Chase area. Planning Director Whitney Cook said the new townhomes are intended to match the Provost development's materials and include two-car garages and rear entrances.
Planning and sales/rent details: Cook told the council the original minimum heated area was 1,800 square feet for the cottages; under the new plan the minimum heated area was described in the record as about 2,280 square feet and the base price point cited in the discussion shifted from a previous $2,200'to'$2,500 range to a $3,500 figure that Cook described as a monthly base for rental units. Cook said the developer proposes to retain management of the lofts and the new townhomes and to offer shared amenities; the planning commission approved the change unanimously.
Related approval: Council also approved a related subdivision application to allow the townhome units to be platted as individual lots if needed for individual metering rather than retaining mass metering on a single lot. Staff said the subdivision provides flexibility to meet utility metering requirements.
Council discussion and votes: Board members asked whether the units would be for sale or rent; staff and the developer's representative said the intention is to keep the units under the developer's management and in a rental capacity. Both planning items (PUD text revision and the subdivision application) were approved on roll call.
