Boerne commission approves demolition of storage structure at 203 East Tyson Street

The Boerne Historical Landmark Commission approved a demolition permit March 3 for a single‑family structure at 203 East Tyson Street after a staff presentation and a brief commission discussion.

Ben Simmons of the city planning department told commissioners the structure, built in 1968 and about 1,442 square feet, sits outside the historic district and is being used for storage by First United Methodist Church of Boerne. "The structure was constructed in 1968, is approximately 1,442 square feet ... and is in generally poor condition," Simmons said. He said staff performed a site visit with Chairwoman Pena and mailed notices to properties within 500 feet; staff received five responses in favor of demolition.

Simmons said staff found the building did not meet the criteria for designation as a historic landmark and recommended the commission hold a public hearing to determine whether the request met the requirements of UDC Section 2.11. The chair opened the public hearing; no members of the public spoke and the hearing was closed.

Commissioners who visited the property described it as deteriorated and not warranting preservation. A motion to accept staff findings and approve the demolition was recorded by the chair as moved by Commissioner Hines and seconded by Commissioner Wright; the commission voted to approve the demolition permit.

The applicant on record is Jean Ann Wallace on behalf of First United Methodist Church of Boerne. The commission did not provide a timetable for demolition; any future permits or contractor approvals were not discussed during the meeting.
