Planning commission approves Old Town Materials site plan expansion

The Caroline County Planning Commission on Jan. 14 approved a final site plan for Old Town Materials LLC, allowing a roughly 9.35‑acre expansion of an existing mineral extraction facility on Bridgetown Road.

Staff presented the application as a minor expansion of an established mining operation previously approved by the county and the Board of Zoning Appeals, and said the submittal met the eight findings the commission must consider for final site plan action. “It’s not much of an expansion within that 200‑foot buffer,” planning staff told the commission, noting the expansion shifts grading within an area that had been reserved for a farmhouse and related farm use.

Why it matters: The site has operated under prior approvals; this final site plan documents the expansion and confirms compliance with county design standards, circulation and utilities so the applicant can proceed with permits. Staff reported no expected impacts to traffic, surrounding development, community facilities or historic resources from the limited scope of work.

After a motion and second, the commission voted in favor of approving the final site plan. The chair congratulated the applicant and noted that staff will finalize the permit record.

Next steps: The applicant will complete the county permit requirements and any outstanding retroactive permits; staff will close out conditions as part of permit issuance.
