The Brentwood Board of Zoning Appeals approved an accessory-structure request for 772 Bathwick Drive after a staff presentation and applicant explanation.
Allison, planning staff, described the proposed 507-square-foot brick structure with wood accents, a shingle roof and an approximate height of 18.9 feet, and recommended approval with four conditions subject to building-code compliance. Don Borgeson of D2 Pools identified himself as the project representative and noted renderings and rear snapshots included in the packet.
Board members questioned whether the area labeled "living" on some drawings was an outdoor area near the grill or an interior conditioned space. Borgeson explained the design separates an indoor kitchen and an outdoor kitchen; he said the living area is interior and air-conditioned but "it is not intended for residency." Board members also confirmed there would be no laundry in the structure and that the covered porch is labeled "living" on certain drawings.
Homeowners present confirmed they understand the rules that the space is not to be used as a residence and described the amenity as intended strictly for entertainment. Following questions and no public opposition, the board moved and seconded approval; the chair called for the ayes and the motion passed. The transcript does not include a roll-call or a complete tally of individual votes.
Approval is conditioned on the four staff items and compliance with building codes; applicants must work with planning staff to secure permits and demonstrate the structure will not be used as a dwelling.
