The Brentwood Board of Zoning Appeals on Nov. 17 approved an accessory structure at 1725 Andrew Crockett Court in the Crockett Springs development.
Staff presented BZA2500, saying the proposed 360-square-foot, wood-framed structure will sit in the rear buildable area, match the existing house’s siding, and be capped by a metal roof at approximately 13.5 feet high. Staff recommended approval subject to the four standard conditions and compliance with building codes.
Eric Andonian, the applicant’s representative, told the board the structure is "pretty much built already," and that the applicant hired a structural engineer so the city could accept an engineering letter in lieu of inspections that could not be completed after construction began. "I was, I didn't think it through... I learned my lesson," Andonian said about progressing the work before final sign-off.
Board members asked staff and the applicant to confirm setbacks and whether the lot sits in the hillside-protection overlay. Staff and the applicant confirmed the structure meets setback requirements and that neighbors contacted so far were in support. No written objections were reported to staff.
A board member moved to approve, a second was given, and the board voted in favor. The record reflects the item passed.
Procedural follow-up: the approval remains subject to the usual building-code approvals and the recorded staff conditions; the board did not add special additional restrictions for this application.
