City of Brentwood staff presented a rezoning request to change the Brentwood portion of a 2.43-acre parcel at 2001 Shamrock Drive from R-2 to a service/institutional designation to allow construction of a Miracle Field, a specialized accessible ball field.
The proposal affects approximately 1.33 acres inside Williamson County/Brentwood; staff said the adjacent Harpeth Hills Church currently owns the parcel and will remain the owner if the Miracle Field is built, while the Miracle Field organization would operate the site as a partner. Staff described the primary entrance as Old Hickory Road, with secondary access from Shamrock Drive on the Davidson County side.
Why it matters: Commissioners asked whether the new facility would generate regular league traffic, how the project would be buffered from nearby houses and whether lighting would be proposed. Staff said the Miracle Field is likely not configured for league play, and that existing residentially zoned parcels to the east are being retained to provide a buffer. On lights, renderings shown in the briefing did not include lighting, but staff stated plainly, "We're proposing lights," and said lighting will be evaluated as part of the process.
Commissioners also pressed for precise distances and traffic plans. Estimates in the discussion put the nearest houses roughly 75'200 feet from the Miracle Field footprint; staff said the other existing ball fields will remain to the east and that additional parking north of the Miracle Field is shown in current plans. One staff speaker noted that structural elements will need to sit outside the mapped 100-year flood plain, and that current mapping did not show a conflict with the proposed layout.
No formal vote was recorded during the briefing; staff said the rezoning will appear on a future agenda and then proceed to the planning commission for review. Staff also said the existing house on the parcel would be removed if construction proceeds.
The commission asked staff to return with detailed materials addressing lighting (hours and impact), finalized access/egress plans, parking layout and exact buffer distances before approving a rezoning ordinance.
