The City of Brentwood Board of Zoning Appeals approved three accessory-structure requests at its Feb. 17, 2026 meeting, voting by voice on staff-recommended approvals for properties at 155 Forest Trail, 6103 Bridal Place and 1436 Plymouth Drive.
Allison, a city staff member, described the first request (BZA2601-001) as a 750-square-foot detached structure to be built in the rear buildable area of Lot 59 at 155 Forest Trail in the Concord Forest subdivision. Staff told the board the structure would use siding painted to match the existing house, have a shingle roof, measure about 20 feet in height and be approved subject to four standard conditions and compliance with building codes. Russell Booth, representing Platinum Building Solutions, told the board, "I think we covered all the bases, to make it to here, so everything's covered." The board approved the request by voice vote; no opposing votes were recorded on the transcript.
The second item (BZA2601-002) covered Lot 161 at 6103 Bridal Place in River Oaks Section 4. Allison said staff recommended approval of a 728.5-square-foot pavilion described in the application as a pool house with brick and wood accents to match the house, a shingle roof and an approximate 20-foot height. Cody Key of Southern Edge Construction described the structure as "a pavilion — it's really just an outdoor kitchen and a fireplace," and said the applicant revised the site plan to keep the pavilion at least 10 feet from the house. Allison reported staff had not received correspondence about this request. The board moved, seconded and approved the request by voice vote with no opposing votes recorded on the transcript.
The third approval (BZA2601-003) was for Lot 50 at 1436 Plymouth Drive in Brentwood South. Allison said staff recommended approval of a 480-square-foot detached garage to be built with Hardie board siding painted dark charcoal, black accents to match the existing house, a shingle roof and an approximate 14-foot height. Jamie Bullard, the homeowner and applicant, confirmed the rear setback is 30 feet, each side setback is 20 feet and the structure will be 10 feet from the house as required by code. Allison said she received two phone calls about the application: one from an adjoining neighbor concerned about tree removal (Bullard said no trees in the immediate area would be removed) and another caller seeking clarification about notification and appearance. The board moved, seconded and approved the request by voice vote; no opposing votes were recorded on the transcript.
All approvals were granted subject to standard conditions and compliance with applicable building codes and staff notes. Allison also announced that officer elections will take place in April and that nominations for vice chair will be held then; she said it was not yet certain whether a March meeting would be held as an application received that day needed review. The meeting adjourned following the announcements.
