The Design Review Committee on Jan. 14 recommended approval of the final review for P25‑219, a mixed‑use project at 110 Redmond Street that pairs two ground‑floor commercial spaces with five two‑story residential units behind below‑grade parking.
The applicant told the committee the project follows the OR zoning goal of mixing office and residential uses and that the current submission incorporates comments from a Dec. 10 conceptual review, including minor window revisions and additional entry details. “We listened and we did a whole study,” the presenter said, describing adjustments to the stairway, added privacy screening and a deliberate materials palette of matte black for commercial faces and natural wood for residential portions.
Committee members asked detailed questions about the south‑side screening, snow storage and bathroom window privacy; the applicant confirmed native shrubs and dedicated snow storage areas and said the parking is accessed by a ramped driveway into below‑grade spaces. One committee member noted the storefront glazing reads commercial in the current neighborhood context but acknowledged the area is undergoing zoning changes.
After members discussed the project’s massing, landscape response and pedestrian access, Dale Seaton moved to recommend approval “consistent with the DRC guidelines” and the motion was seconded and adopted. The committee recorded the outcome as 4–0 in favor; the presenting member recused earlier in the meeting.
The committee’s recommendation advances the project to the next permitting step; formal building permits and any remaining design details (including final materials samples) will be resolved by staff and the applicant during permit review.
