DRC approves two façade updates for East Pearl and North Cache; East Broadway materials acceptable

The Design Review Committee approved two façade projects and recorded informal acceptance of material samples for a third application at its May 14 meeting.

East Pearl façade refresh: Contractor Kelly McNamee described removing two front stone sections and installing limestone to match the town's existing stone details, replacing failing tenant signage and updating the sign lighting. Staff showed before-and-after renderings and material samples; Caitlin Page moved to approve the submitted façade refresh, the motion was seconded, and members voted aye. The committee asked staff to track any small slide-to-construction differences and to return any changes that exceed the DRC's thresholds.

139 North Cache (Browse/Buy) development plan: Staff presented an expansion to a mixed-use structure with retail, office and two accessory residential units, roughly 22,000 square feet at street-facing scales and a roof stair access height of about 40 feet at the southern property line. The project is on split zoning (TS2 at North Cache and DC2 at the west side). The applicant described changes since conceptual review—cantilever-to-column modifications, balcony details and parking reconfiguration—and said signage will be handled under separate permits. After discussion about firewall wrapping, parapet height and railing details, a board member moved to approve the development plan as presented; the motion was seconded and the vote was unanimous.

East Broadway materials: For P25041460 East Broadway the committee reviewed sample pieces and agreed the materials matched prior submissions; a board member noted this was largely a staff-conditioned materials check rather than a substantial design change.

Next steps: Approved façade projects will move to building permit and sign-permit review as applicable; staff will record the DRC's comments and monitor any value-engineered changes that would trigger re-review.
