Planning commission approves light-industrial rezoning on Amaville Road for maintenance shop

The Rutherford County Planning Commission voted March 9 to approve a request to rezone roughly 5.8 acres on Amaville Road (REZ26003) to light industrial to accommodate a maintenance shop, office and vehicle/storage area for an existing disposal business.

Doug DeMasi, county planning staff, said the property previously operated under a conditional use permit and that the concept plan shows a circular drive and parking with the proposed building pulled away from the road. Staff recommended approval with standard conditions and noted TDOT will have to review access to the state-maintained Amaville Road.

Applicant Jay (recorded as Jay ***** in the hearing) told the commission his intention is to build a maintenance shop and office to expand an existing disposal operation; he said the business has operated in the county for years. No members of the public came forward in objection during the public-comment period.

A commissioner moved to approve the rezoning with staff comments. The motion passed on a roll-call vote. Staff noted that access details, required buffers and an engineered site plan will be handled during subsequent site-plan and permit reviews, including any TDOT-required turn lanes or access limitations.

Next steps: applicant will proceed with site-plan review and any required coordination with TDOT.
