Hardee commissioners approve rezoning and a variance to allow home replacement after Hurricane Ian damage

On second reading the board adopted Ordinance 2025-07 to rezone approximately six acres off Altman Road from multifamily residential (R-3) to farm residential (FR) within the town-center future land use category. Staff reported there had been no changes since first reading and no public comment; the board moved and the ordinance was adopted unanimously.
The board also considered Variance 25-82, a request submitted through Rebuild Florida on behalf of property owner Bernie Lott. The variance would reduce the front setback from 50 feet to roughly 38 feet to allow a new single-family home to replace a mobile home that was severely damaged by Hurricane Ian. Staff and the planning and zoning board recommended approval; commissioners asked clarifying questions about neighboring structures, potential temporary housing removal and neighborhood impacts and ultimately voted to approve the variance and authorized the county manager or chair to sign required documents.
Both items were handled as quasi‑judicial matters; commissioners noted record-keeping and the requirement that decisions be supported by competent evidence presented at the hearings.
