Commission approves light-industrial rezoning at Highway 5; council review set for Feb. 17

The Planning and Zoning Commission voted unanimously Jan. 27 to approve a rezoning to I1 (Light Industrial) for the southwest corner of State Highway 5 and Wilmoth Road and forwarded the case to City Council for final action on Feb. 17, 2026.
City planner Jake Bennett said the surrounding area is already zoned for industrial uses and that the comprehensive plan designates the area as an employment/mixed place supporting industrial operations, so staff recommended approval. Bennett noted a creek along the southern portion of the property creates some floodplain, but said several acres are still developable outside the floodplain and that pre-development reclamation and drainage work will be required.
Applicant Alex Camunez said the intended product is “spec industrial warehouse,” and that they are still resolving site encumbrances including utilities and a creek buffer. Camunez said some utilities will need relocation: “There's a water line that cuts through the middle of the property. We're gonna have to relocate that as well,” and he said a sewer easement running along the site will also require relocation.
No members of the public spoke. The commission closed the public hearing, approved the rezoning by unanimous vote, and the Chair said the item will be forwarded to City Council on Feb. 17, 2026. The record shows the approval is for the zoning change only; specific building footprints, square footage and final site engineering will be determined during subsequent permitting and platting stages.
