Plan commission backs Hilltop Grove preliminary plat; final plat for Evergreen Fields Phase 6 also approved

The Menomonee Falls Plan Commission on Oct. 7 recommended approval of the Hilltop Grove preliminary plat — a roughly 76-acre PRD proposing about 130 single-family lots — and unanimously recommended approval of the Evergreen Fields Phase 6 final plat for eight lots. Staff will forward Hilltop Grove to the Village Board for rezoning and final action.
The Menomonee Falls Plan Commission on Oct. 7 recommended approval of the Hilltop Grove preliminary plat and also approved the final plat for Evergreen Fields Phase 6.
Planner Amy Bennett told the commission the Hilltop Grove proposal covers just over 76 acres at the Mill and Lannon area and would create about 130 single-family lots ranging roughly from 9,000 to 40,000 square feet (average ~13,286 sq ft; median just over 12,000 sq ft). Bennett said the current zoning is agricultural, the land use designation is low-density residential, and the applicant has petitioned to rezone the site to a Planned Residential Development (PRD). Staff recommended the preliminary plat for approval subject to the 62 conditions in the staff report and any conditions from Waukesha County and the Wisconsin Department of Administration. Bennett said the Village Board public hearing on rezoning is scheduled for Oct. 20.
A commissioner moved to recommend approval of the preliminary plat. One commissioner said he would vote no, stating he did not believe this was the right location for the development; the remainder voted in favor and the recommendation passed by voice vote. The commission’s recommendation will be forwarded to the Village Board for the scheduled public hearing.
On Evergreen Fields Phase 6, Bennett described a much smaller submittal: about 5 acres and eight single-family lots, with lot sizes ranging from about 12,000 to 31,000 square feet (average ~18,000 sq ft). Staff recommended approval subject to 24 staff conditions, two conditions from Waukesha County and any Wisconsin Department of Administration changes. The commission moved, seconded and approved the final plat recommendation by voice vote.
The commission removed Hilltop Grove from the table at the start of the meeting so the preliminary plat could be considered and approved its minutes, then proceeded to vote on the two plats. The staff report and conditions will accompany the items as they advance to the Village Board and any county or state review steps.
