Commissioners approve two site-plan amendments for local businesses

Nags Head commissioners approved two major site-plan amendments on Nov. 5 that staff and the Planning Board had vetted.

Planning staff described the Coastal Bluewater Capital/TW's Outfitters proposal as a 4,774-square-foot accessory storage addition between an existing retail building and storage structure. Because the addition increased lot coverage, applicants must recombine an adjacent vacant lot under the same ownership before any development permits are issued. Staff noted building height (~30 feet) meets the 35-foot limit and that the entire structure will be sprinkler-protected with a new hydrant to be installed.

"Compliance with lot coverage recombination of the subject lot... no development permits would be able to be issued until such time as those lots are recombined," Kelly Wyatt said.

The board moved and approved the Coastal Bluewater site plan by voice vote with the recombination condition.

Separately, the board approved a major amendment for the Outer Banks Sports Club (a two-story 4,538-square-foot addition and outdoor training area). Staff said the project reduces lot coverage to 53.8% through permeable paving and removal of impervious surface, meets height requirements (31.6 feet), and will add building sprinklers; the applicant already provided sufficient parking (81 spaces vs. the required 65).

Both projects had unanimous Planning Board recommendations and received staff and department approvals (environmental health, stormwater, public works, and fire). The board approved both site plans by voice vote.
