Warren County adopts Turtle Creek gateway plan update, amends future land use map

Warren County officials voted to adopt an update to the Turtle Creek gateway plan (Chapter 8 West) and to amend the county future land use map, the board announced during a regularly scheduled meeting.
A staff presentation said the recommended changes respond to recent development patterns and existing industrial zoning nearby. "We brought this plan forward to the RPC board, and they recommended approval of the plan as an amendment to the Warren County comprehensive plan," a staff member said, noting the county posted a project website and notified property owners in the area.
Jen Patterson, Turtle Creek Township assistant administrator, said trustees had convened a Citizens Advisory Committee and held public meetings to gather input. "There has been a ton of development within that area," Patterson said, adding that trustees and staff had received strong resident turnout and feedback and that the trustees ultimately supported the proposed changes.
Staff described several specific revisions: portions immediately south and adjacent to existing industrial zoning were proposed for industrial future land use to reflect the pattern of Mason's industrial park expansion; other western parcels near Nickel Road, Hamilton and Brewer were changed from single-family or mixed-use designations to a "gateway residential" future land use classification to guide future housing and mixed-use intensity.
The board chair opened a public hearing on the amendment; no members of the public spoke during the hearing. A committee member moved to close the hearing and adopt the updated gateway plan and the future land use map update. The clerk conducted a roll call; Missus Jones, Mister Young and Mister Grossman were recorded as voting "Yes," approving the amendment by roll call vote.
The action incorporates the gateway plan supplement as a county-level policy update; staff said the supplement will be incorporated into the official Warren County future land use map and that township-level implementation and any rezoning requests would follow separate processes.
