Planning commission recommends approval of Milwaukee Tool three-lot CSM in Menomonee Falls

The Menomonee Falls Planning Commission on Feb. 3 unanimously recommended approval of a three-lot certified survey map (CSM) to reconfigure several parcels owned by Milwaukee Tool at Good Hope and Flint Road.

Planner Amy Bennett told the commission that Milwaukee Tool submitted a CSM to combine and adjust lot lines across five tax-keyed parcels and that staff recommends preliminary and final approval. "Staff recommends approval," Bennett said during the presentation. She noted the plan included three proposed lots — Lot 1 at just over 21 acres, Lot 2 at just over 71 acres, and Lot 3 at just over 5 acres — and that no public dedications or right-of-way dedications are required for this CSM.

Commissioners asked clarifying questions about zoning on the parcels and whether the CSM required village-board action; Bennett said the parcels have a mix of I-3 (office/light industrial), C-6 (office) and environmental/floodplain designations and that the planning commission action was sufficient because no dedications were involved. After brief discussion Commissioner (speaker S2) moved to grant preliminary and final approval subject to the two conditions listed in the staff report; the motion was seconded and passed unanimously.

Because the proposal does not trigger public-dedication requirements, the approval was handled at the planning commission level and will not require a separate Village Board vote. The commission’s recommendation incorporates the two conditions staff included in the packet; those conditions will remain in the administrative record and must be satisfied as the applicant completes final CSM recording and any subsequent site work.
