The Southampton County Planning Commission voted unanimously to recommend rezoning approximately 10 acres of a larger tract (Tax Parcel 33-10A) from A-1 (agricultural) to RR (rural residential) to permit a pair of roughly 5-acre lots under the county's sliding-scale subdivision rules.
Cas Camp, a land surveyor representing the applicant, described the proposed plat and said the two 5-acre parcels (parcels B and C on the submitted plat) front on Ivor Road and St. Luke's Road and will require engineered alternative septic systems on the sites with poorer soils. "They're the last two cuts they can get legitimately," Camp said, describing the subdivision limits and noting the remaining acreage of the larger parcel.
Staff and the commission confirmed the plat met ordinance requirements (access to the residual agricultural parcel must be preserved under the sliding-scale rule) and noted only routine public inquiries had been received. Commissioners made and seconded a motion to approve the rezoning and voted unanimously; the commission will forward a favorable recommendation to the Board of Supervisors for final action.
The commission recorded the motion and unanimous roll-call approval on the record and informed the applicant the matter will advance to the Board of Supervisors, likely in March.
