The Nags Head Planning Board on Feb. 17 approved a renewed site plan for an EMS station on CJ's Drive after staff said the project remains consistent with prior approvals and complies with zoning and site standards.
Kelly, a town staff member, told the board the site plan is largely unchanged from the prior approval, except the roof material was changed at the village's request from metal to cedar shake. "Everything presented to you today, is compliant with their codes, and we continue to recommend approval as it's been presented," Kelly said.
Staff noted the project will reduce lot coverage compared with the existing bank on the property; the plan shows 22 parking spaces while the minimum required parking is 13. Carolina Water Service provided confirmation that it can provide wastewater service to the facility. The town engineer also reviewed traffic circulation and stormwater management and found them compliant, Kelly said.
Board members asked follow-up questions about a median cut and access turns for large equipment; the applicant's representative said the cut could be removed or retained and that construction access could be managed with temporary work surfaces. A motion to approve the site plan passed unanimously.
Before final building permits are issued, the village's architectural review and any required permits must be in hand, planning staff said.
