The San Antonio Building Standards Board handled a clustered docket of dangerous‑structure cases on Feb. 12, issuing demolition orders, setting engineering deadlines and resetting one case for more information.
Key outcomes:
- 1442 East Shavano Road: Staff recommended demolition for the main structure and vacating of accessory units after inspections showed water and fire damage, exposed wiring and occupied accessory rooms; the board voted 6–0 to order demolition, vacating, securing and utility disconnection.
- 1239 Culebra Road: Inspectors documented a listing frame, water damage, exposed wiring and evidence of trespass; owner Elisail Vasquez said he is working on demolition; board voted 6–0 to order demolition within 30 days and secure the site.
- 102 Sweet Briar Avenue: After staff reported repeated vagrancy, prior abatements and structural decay, the board voted 6–0 to demolish main and accessory structures, secure the property, vacate occupants and cut utilities; staff recorded neighborhood concerns and an email from area residents asking for demolition.
- 315 Coyol Street (315 Coyol): Owner Elizabeth Foster told the board she recently inherited the property and had insurance and foreclosure complications; staff said no current engineer report or active utilities exist and the board reset the case for a future hearing (vote 6–0).
Several motions were routine enforcement actions memorializing staff recommendations (vote tallies and motion text are in the official minutes). For all approved demolition orders, the board gave staff and the owner typical 30‑day timelines to complete required steps or for the city to proceed with abatement; utility disconnections will be coordinated with CPS and SAWS as appropriate.
Staff asked owners and interested parties to contact the assigned code officer for instructions on filing engineer reports, repair plans or appeals; owners retain the right to administrative and judicial appeals under Texas law.
