Southborough Planning Board members reviewed a modification to the approved major-site plan for the driving-range facility at 22 Turnpike Road. The application formalizes a recent 1,884-square-foot addition to the shed, documents earlier paving and a small accessory building constructed in 2006, and provides updated drainage calculations and mitigation for new impervious surfaces.
Applicant representative Peter Bemis said the submission captures prior actions and includes new stormwater treatment tied to the additional impervious area. The board scheduled a site visit and requested peer-review comments from the town—onsultant to verify the drainage mitigation and the photometric plan for existing exterior lighting.
Neighbors raised questions about property lines, deeded right-of-ways, and whether recent changes affected abutters; the applicant agreed to provide an exhibit showing abutter boundaries and deed references at the next meeting. The board continued the public hearing to March 23 to allow the peer-review report to be completed and to permit a follow-up field inspection.
What happens next: The town consultant will provide peer-review comments, and the applicant will supply an exhibit showing ownership/assessor records and any outstanding plan-date clarifications. The hearing will be resumed on March 23, 2026.
